THE OPERATION
MUST BE
TECHNICALLY
DEFENSIBLE.
Euritmia structures the technical reading of intention, territory, heritage, rules and risk before decisions with technical, financial or administrative consequences are made.
Before any decision is made.
Technical Reading
Euritmia acts before the decision is made.
Before the project, the purchase, the municipal submission or the due diligence process.
It cross-checks heritage constraints, planning framework, easements, territorial regimes, SCIE-related risks and required validations.
The objective is to understand, with rigour, what the operation can technically support — and what it cannot.
Main services
Technical Screening
Preliminary reading of the operation.
Identifies critical constraints, documentary gaps and risks that may compromise the purchase, municipal submission or investment decision.
Preliminary Technical Report
Structured technical document for decision-making.
It organises the urban planning, heritage, regulatory and, where applicable, archaeological and SCIE-related reading of the operation.
It sets out conditions, risks, documentary gaps, required validations and next steps — in a technical reading that supports the decision before moving forward.
Technical Opinion
When documentation exists, but there are uncertainties.
Critical review of the existing framework and technical structuring of the next steps for operations involving rehabilitation, heritage or new projects with relevant constraints.
Complementary services
Technical layers supporting the decision, before or after the Preliminary Technical Report.
Post-report follow-up
- Support after delivery of the report: reading of conclusions, update of risks and organisation of next steps, with dedicated technical follow-up.
Technical framing meeting
- Prior to the report, a reading session to identify documentary gaps, critical risks, likely constraints and to clarify whether it is necessary to proceed.
Support to technical teams
- External support to architects, promoters and technical teams requiring a reading of constraints, risks and validations before moving forward.
Critical review of documentation
- Critical reading of existing drawings, reports, opinions and constraints, with municipal and territorial framing to support the decision.
Strategy for consultation with entities
- Identification of the competent entities, points to be clarified and documentation to be prepared before any request for opinion, validation or institutional articulation.
